Why Build a Barndominium

Live Where You Work

A barndominium combines a fully functional shop or garage with comfortable living quarters — all under one roof, on one slab, built by one crew. It's the most cost-effective way to get both a workspace and a home without managing two separate builds. At We Build Your Shop, we supply the complete shell kit and handle the full build from concrete to final trim. You bring in licensed trades for plumbing, electrical, and interior finishing.

One Build, Two Spaces

Shop and living quarters share one foundation, one roof, and one build timeline. No coordinating two separate projects — everything goes up together.

All Four Frame Types

Stud Frame and OSBlock are the most popular for barndominiums thanks to superior insulation, but Post Frame and Steel Frame are also available depending on your needs.

Built for Canadian Winters

Engineered trusses, proper insulation depth, vapour barrier, and durable exteriors designed to handle heavy snow loads, extreme cold, and wide temperature swings.

Flexible Layouts

Split the building 50/50 shop and living, or go 70/30 — it's your call. Interior partition walls, mezzanines, and loft areas are all possible with proper planning upfront.

The Process

How It Gets Built

From first call to move-in — here's what the timeline looks like.

01

Plan & Quote

Choose your size, frame type, and package. We provide a detailed quote within 24 hours. Typical: 1–2 weeks.

02

Concrete & Foundation

Our in-house crew pours the slab with rebar, insulation, vapour barrier, and optional in-floor heat. Cure time: 3–4 weeks.

03

Shell Build

Our crews frame, roof, side, insulate, and install all doors and windows. The complete shell goes up in 2–6 weeks depending on size.

04

Interior Build-Out

You bring in licensed trades for plumbing, electrical, HVAC, drywall, and finishing. Typical: 2–6 months depending on scope.

Total timeline from deposit to shell completion: typically 6–12 weeks. Interior finishing is managed by you and your chosen trades.

Budget Planning

What Does It Cost to Build a Barndominium?

Your total cost depends on the split between shop space and finished living area. The shop portion costs significantly less because it doesn't need interior finishing. Here's a realistic breakdown to help you plan.

Shop / Garage Portion

Contact Us

Includes concrete pad, structure, roofing, siding, overhead doors, and basic insulation. No interior finishing required for the workspace. Price depends on size and frame type.

Living Quarters Portion

Varies

Same shell cost plus plumbing, electrical, HVAC, drywall, flooring, kitchen, and bathrooms. Finish level determines final cost — budget $80K–$150K+ for the living side depending on size and finishes.

Example: 40×60 Barndominium (2,400 sqft)

Shell Kit + Concrete + Build
$70K–$145K

Full structure, installed

Interior Build-Out (1,200 sqft living)
$90K–$180K

Plumbing, electrical, finishing

Total Estimated Range
$160K–$325K

Depending on finish level

These are rough estimates for budgeting purposes. Your actual cost depends on location, site conditions, interior finishes, and trade rates. Use our quote builder below for accurate shell pricing.

Before You Start

Is a Barndominium Right for You?

A barndominium isn't for everyone. Here's a quick gut-check to help you decide if it's the right move.

A Barndo Makes Sense If...

  • You want shop + living under one roof
  • You're building on rural land or acreage
  • You want to save money vs. building a house and shop separately
  • You're comfortable hiring trades for plumbing, electrical & finishing
  • You want a durable, low-maintenance building that lasts decades
  • You like the idea of designing your own space from scratch

It Might Not Be the Right Fit If...

  • You want a fully turnkey, move-in-ready home
  • Your municipality doesn't allow mixed-use buildings on your lot
  • You don't want to manage interior trades yourself
  • You're building in a subdivision with strict design covenants
  • You need the home finished and occupied within a few months

FAQ

Barndominium FAQ

What is a barndominium?

A barndominium combines a shop or barn with living quarters under one roof. It's a cost-effective way to get both workspace and a home — all built on one slab with one crew.

Can you build the living quarters too?

We build the shell and structure including the living quarters framing, roofing, siding, doors, and windows. Interior finishing like drywall, plumbing, and electrical are handled by licensed tradespeople.

What frame types are available for barndominiums?

All four — Post Frame, Stud Frame, OSBlock, and Steel Frame. Stud frame and OSBlock are the most popular for barndominiums because of their superior insulation properties.

What sizes are available?

We offer barndominium kits from 30×30 up to 80×120. The most popular sizes are 40×60 and 50×80, which provide a good balance of shop space and living area.

Do barndominiums need special permits?

Yes — barndominiums typically require a building permit and may need to meet residential building codes for the living portion. Requirements vary by municipality. We can help guide you through the process.

How much does a 40x60 shop cost?

A 40x60 (2,400 sqft) complete post frame kit starts at around $79,200. With installation and a turnkey concrete pad, a full build comes in around $150,000–$170,000 depending on options. Use our quote builder above for an exact number.

How much does a 50x80 shop cost?

A 50x80 (4,000 sqft) complete post frame kit starts at around $132,000. With installation and concrete, expect $220,000–$260,000 for a full turnkey build. Steel and OSBlock options are also available at different price points.

What's included in the kit price?

Complete kits include: engineered trusses at 4' O/C, 2x6 or 2x8 walls at 24" O/C, 28 gauge coloured metal roofing & siding, complete trim package, R22 wall insulation, R50 ceiling insulation, vapour barrier, interior metal liner, one walk-in door, two windows, and stamped engineered drawings. Shell kits include everything except insulation and liner.

How long does it take to build?

Depending on size, a typical build takes 2-6 weeks from concrete pour to final trim. Our crews handle everything — one timeline, one point of contact. No sub-trades, no scheduling gaps.

Can I just buy the kit and build it myself?

Absolutely. We offer kit-only supply — all materials, engineered trusses, metal, hardware, and structural drawings shipped to your site. You build it yourself or hire your own crew. Many of our clients go this route to save on labor costs.

Do you do the concrete too?

Yes — we pour our own concrete in-house. 6" thick, 32 MPa, 10M rebar at 16" O/C, thickened edges, vapour barrier, Styrofoam insulation, in-floor heat tubing, and drain pits included. One crew handles concrete and the building — no separate contractors.

What areas do you serve?

We serve Manitoba, Saskatchewan, Alberta, and Northwestern Ontario. Our crews travel to your site — whether you're in Winkler, Brandon, Regina, Saskatoon, Edmonton, Calgary, or anywhere in between.

What warranty do you offer?

4-year standard workmanship warranty, 40-year warranty on metal cladding paint, and 1-year limited warranty on windows, entry doors, and overhead doors.
