Interior Build-Out
You bring in licensed trades for plumbing, electrical, HVAC, drywall, and finishing. Typical: 2–6 months depending on scope.
Total timeline from deposit to shell completion: typically 6–12 weeks. Interior finishing is managed by you and your chosen trades.
What Does It Cost to Build a Barndominium?
Your total cost depends on the split between shop space and finished living area. The shop portion costs significantly less because it doesn't need interior finishing. Here's a realistic breakdown to help you plan.
Shop / Garage Portion
Includes concrete pad, structure, roofing, siding, overhead doors, and basic insulation. No interior finishing required for the workspace. Price depends on size and frame type.
Living Quarters Portion
Same shell cost plus plumbing, electrical, HVAC, drywall, flooring, kitchen, and bathrooms. Finish level determines final cost — budget $80K–$150K+ for the living side depending on size and finishes.

Insulated overhead doors from 8' to 24' wide. Findoor commercial walk-in doors. Slider windows. Place them wherever you need — all configurable in the quote builder.
Concrete & Foundation
Turnkey slab with rebar, insulation, vapour barrier. Add in-floor heating for the shop and living areas. Drain pits for the shop side. All poured by our crew.
Height & Roof
Wall heights from 12' to 22'. Taller walls on the shop side for lifts and equipment, standard height on the living side. Gable roof with engineered trusses.
Insulation & Comfort
Shell package for the shop side, complete package with insulation and liner for the living quarters. Or go complete everywhere for maximum comfort year-round.
Overhangs & Covered Areas
2ft overhangs on all sides with soffit and fascia. Add covered entries, porches, or lean-to carports for additional sheltered outdoor space. Gutters and downspouts included.

A 50x80 (4,000 sqft) complete post frame kit starts at around $132,000. With installation and concrete, expect $220,000–$260,000 for a full turnkey build. Steel and OSBlock options are also available at different price points.
Complete kits include: engineered trusses at 4' O/C, 2x6 or 2x8 walls at 24" O/C, 28 gauge coloured metal roofing & siding, complete trim package, R22 wall insulation, R50 ceiling insulation, vapour barrier, interior metal liner, one walk-in door, two windows, and stamped engineered drawings. Shell kits include everything except insulation and liner.

Absolutely. We offer kit-only supply — all materials, engineered trusses, metal, hardware, and structural drawings shipped to your site. You build it yourself or hire your own crew. Many of our clients go this route to save on labor costs.
Yes — we pour our own concrete in-house. 6" thick, 32 MPa, 10M rebar at 16" O/C, thickened edges, vapour barrier, Styrofoam insulation, in-floor heat tubing, and drain pits included. One crew handles concrete and the building — no separate contractors.
